There is something very special about living on the waterfront. I am blessed to have lived with a waterfront view for almost 20 years. When I think about moving, the view is the single most important thing that I don’t want to give up. I think this is true for oceanfront, sound front and even lakefront properties. There is a peace and serenity gained from the pleasant view. The view never gets boring. The seasons change to provide different color, more open when the deciduous leaves fall or more lush when the maritime forest fills back in during spring. The stunning sunsets are like a snowflake where no two are alike.
The Outer Banks has so many types of waterfront properties; not only sound front, canal front, oceanfront and even lakefront. But also, due to elevations, properties that are not on the water still may have a captivating view.
This barrier island is surrounded by water. There are waterfront communities to satisfy every activity and preference. The oceanfront is great for family activities in the summer, a quiet walk in the winter as well as surfing, SUP and kayaking.
Visitors typically stay on the oceanfront or nearby. Some never venture to the sound. They are missing a lot. The wildlife in the estuaries is abundant. I have a blue heron that enjoys fishing from my yard. My dogs watch and point him but give plenty of space. There are egrets, osprey and birds of every type. I have watched six or more deer stand on their hind feet to pick figs from my tree. It is not unusually to see red foxes crossing the property near sunset. I truly love the wooded setting of my yard while still being so very close to the ocean. To me, it is the best of both worlds.
So, for this list of waterfront communities, I thought I would venture beyond the oceanfront to communities that include the sound and canals. I urge visitors to go beyond the beaten path and see what is so special about these less traveled communities to find the perfect year round home, retirement home, second home or investment property. The communities are listed under each town.
1. Corolla Light
Corolla Light is a high end resort community. The community stretches from oceanfront to sound front on 250 acres of land. Southern Shores is both the town name and the community. It was founded in 1946 and incorporated as a Municipality in 1979. It is the first community you will enter when heading north upon your arrival at the Wright Memorial Bridge. The town encompasses a little more than 4 square miles from ocean to sound but packs a lot of punch within a small footprint. Development in the community sought to preserve the maritime forest and ocean dunes while laying out roads, building the canals and laying the utilities underground. The community has a canal system navigable by motor boats, kayaks and SUP’s. It meanders through the thick canopy and forest and is filled with abundant wildlife to delight boaters and nature enthusiasts. The canopied roads with blooming dogwoods are a sight to behold in spring.
There are 4 distinct sub-communities within Southern Shores each has its own civic association. Chicahauk is located on the west side of Route 12, Pelican Watch is a townhome community located at the Southern end at the oceanfront, Mallard Cove is a patio home community located within walking distance to Duck Woods Golf Course and Southern Shores Landing, located across from Kitty Hawk Elementary School.

9. Martins Point
Martins Point is a gated community bordered by the Currituck Sound on one side and the Ginguite Creek on the other. Colington Harbor is a gated community located on Colington island; one of a sting of “islands” along the west side of the Outer Banks of NC.
